Strata Manager vs Property Manager: What is the Difference?

August 29, 2022

While these two roles sound similar and often get confused for one another, it turns out, they are quite different. If you own an apartment or strata title property, or maybe you rent an apartment, you should continue reading this article to find out what the difference between these two key stakeholders are.

The roles of a strata manager and property manager may appear similar at first glance, but there are some key differences that set them apart. For starters, a strata manager is typically hired by the owners corporation (or body corporate) of a strata scheme, whereas a property manager is usually employed directly by the owner of a property.

Adelaide strata management is responsible for the day-to-day running of a strata scheme, and their duties may include maintaining common property, preparing meeting agendas and minutes, managing finances, and dealing with insurance claims. A property manager, on the other hand, is typically responsible for tasks such as marketing and leasing properties, collecting rent, and carrying out repairs and maintenance.

So, while both strata managers and property managers play an important role in the running of residential and commercial properties, their duties are quite different. If you’re thinking of hiring a professional to manage your property, it’s important to understand the difference between these two types of professionals so that you can choose the right one for your needs.

Strata Management

A Strata Manager is a professional who manages the day-to-day operations of a strata property. This includes managing finances, maintenance, and repairs, as well as liaising with residents and owners. Strata managers typically work for a strata management company, which is responsible for the overall management of a strata scheme.

The role of a strata manager is to ensure that the strata property is well-maintained and run smoothly. This involves dealing with a range of different tasks, such as handling finances, arranging repairs and maintenance, and dealing with resident queries. Strata managers must have excellent communication and organisation skills, as they will often be required to liaise with a range of different people.

A strata manager can be a valuable asset to a strata scheme. They can help to take care of the day-to-day running of the property, freeing up time for owners and residents to enjoy their homes. If you are considering hiring a strata manager, it is important to research different companies and find one that you feel comfortable with. It is also advisable to speak to other owners and residents in your strata scheme to see if they have any recommendations.

Property Manager

What is a property manager? A property manager is someone who is responsible for the day-to-day operations of a rental property. This includes tasks such as collecting rent, maintaining the property, and handling tenant issues. Property managers may also be responsible for marketing the property and finding new tenants when needed.

Property managers play an important role in the real estate industry, and can be a valuable asset to any landlord or investor. If you are considering renting out a property, it is worth considering hiring a property manager to help you with the day-to-day tasks involved. This will free up your time so that you can focus on other aspects of your business, and will help to ensure that your property is well-maintained and running smoothly.
